The Ekbatan Entertainment Complex strategically located within the Ekbatan region of West Tehran ranks among the largest real- estate developments in Tehran, Islamic Republic of Iran.

The 19-Hectare development, a joint-venture between the Tehran Municipality Council and a Malaysian based company, Neguin Trading Sdn. Bhd., is born of a vision to create a place where people can work, live, visit, shop and enjoy leisure and cultural activities in a convenient and pleasant environment.

Designed as an integrated mixed-use development, it will ultimately provide than 3,000,000 sq. ft. (300,000 sq. metres) of commercial, retail, hotel and entertainment facilities within a park setting.

The master plan provides for 8 commercial and cultural buildings which to be located along the perimeter of a 14- Hectare landscaped park and playground.

In line with developers' policy of undertaking commercial development solely in response to an identified demand, the 19-hectare development is being undertaken in phases. Anchoring Phase One of the development is the Mega Mall, a 5 storey shopping centre with a 3 floor underground car park for a total of 2,500 capacity of cars, which serves as the gateway to the development.

The Mega Mall alone will ultimately provide more than 1,500,000 sq. ft. (150,000 sq. metres) of commercial, retail shops, Cineplex, entertainment center, sport facility and Theme Park.

Among other developments are the Commercial Office Buildings for 350 offices, 4 Star Hotel and Service Apartments, Fitness and Sport Centers, a Mosque, 5 Storey Multilevel Car park, Restaurant, Cultural Centre, Conference Hall, Subway Station, Petrol Station and Car Maintenance Centre, Car Wash Centre, and a 14-hectare public park and playground.

Neguin ARA Asia is heavily involved with several Government agencies in Iran especially the Tehran Ministry of Economy and the Tehran Municipality Council. It also plays a supervisory role in dealing with Project Managers, Contractors and Consultants in its daily operations of the development of the Ekbatan Entertainment Complex Development.

Neguin Ara Asia together with Neguin Trading Sdn. Bhd. has a close business relationship with EXIM Bank Malaysia, financiers to the current Ekbatan Entertainment Complex Development, and all Malaysian based project partners.

The Joint Venture is a 51%:49% cooperation between Tehran Municipality from Iran (51%) and Neguin Trading Sdn Bhd (49%) from Malaysia.

The Project cost is estimated at USD 135million and the development of the project is in 3 phases whereby phase 1 will be funded by Exim Bank of Malaysia.

Location

Ekbatan Entertainment Complex is located in Section 6 within the 5^th Municipality District. The land is located between phases 1 , 2 and 3 of the Ekbatan Complex.

The land is restricted to Phase 2 from the West and Phase 1 and 3 from the East. It is surrounded from four sides by major road networks and local streets.

The Ekbatan Entertainment Complex is easily accessibly via the Shahid Satari Highway and internal roads, which also leads to Mehr Abad Airport which is approximately 5 minutes away.

A Subway Station is located at the south side of the Park and is within walking distance from the Mega Mall.
